Tirana Business Park completes phase one, opens space that can accommodate thousands of employees

TIRANA, June 30 – One of Albania’s largest foreign direct investment in recent years, the Tirana Business Park, a Euro 100 million investment by Germany’s Lindner Group, has opened its doors outside the capital near the Tirana International Airport as a prime location for office space.

The business park, which is the biggest German foreign direct investment in Albania, offers office, retail, co-working and call center spaces in a complex of 17 buildings, three of which have already been made available. The park targets sheltering small and big companies in a modern work environment of high construction quality with a capacity of 9,000 employees. Officials place spotlight on entrepreneurship as Tirana Business Park launch

Speaking at the inauguration ceremony on Tuesday, German ambassador to Albania, Hellmut Hoffmann, described the investment as a positive signal for foreign investment in Albania.

“When I am asked what should be done to attract foreign investment I have an answer: Treat investors fairly, the news on this spreads quickly. But on the other hand, the bad news spreads even faster and this is what you should avoid,”  said the ambassador.

Prime Minister Edi Rama hailed the investment as a novelty in Albania’s entrepreneurship.

“This investment is a novelty in Albania’s entrepreneurship and will assist urban development and employment,” said Rama.

Michael Ulmer, the managing director of Tirana Business Park had previously described the park as a strategic location and a functional and inexpensive space.

“Europe is growing more and more and the Balkan region is not so developed and Albania could be a puzzle piece to bring regional countries together, Montenegro, Kosovo and even Italy.”

“Renting in the city center is expensive and our philosophy is that companies will have the opportunity to rent at lower rates at Tirana Business Park and enjoy a surrounding area and be inside of a business community at the same time,” he  said in a previous interview.

Located close to the airport in an area of 22 hectares, the  Tirana Business Park is the largest real estate, foreign, private investment in Albania.  By 2022, 17 buildings will be erected, with a total built up area of 176,500 m2 and 3600 parking spaces.

The investment was carried out by Lindner Group, one of Europe’s leading construction companies.

German companies are already present in Albania operating in several key sectors. The biggest German investments in Albania can be found in the Tirana International Airport, the Durres Port and the Tirana Business Park. German-owned ProCredit bank also plays an important role, offering loans to SMEs and most recently to renewable energy projects.
