New Albania Developments on Real Estate

TIRANA, April 14 – ‘Interesting Albania,’ is an increasingly heard comment among members of the world real estate market.
David Stanley Redfern Ltd, one of the U.K.’s leading overseas property investment specialists, has added three new developments in Albania to their portfolio. Albania investment property is massively popular at the moment, with apartments in the best areas of Tirana and coastal regions such as Saranda. David Stanley Redfern Ltd have focused on these high potential areas and David Redfern, MD, the firm’s overseas property specialist, was enthusiastic when he recently spoke about the new properties:
“These three new properties, on top of the existing ones which were also in prime locations, give us undoubtedly one of the most promising Albanian portfolio’s being offered in one place.”
The prices are so low because Tirana has Europe’s least expensive property, and by no means is a reflection on the quality, which is of the highest standard in the three developments נall built by an established building firm with many successful developments. The low prices means realistic yields are five to seven percent, but will grow as tourism to Albania increases and the country’s image improves in Europe and around the world, which is the focus of many government programs.
Capital appreciation is likely to reach 15 percent in the coming years, and will continue to rise as the country’s image improves and its popularity with foreign investors grows. Some experts believe capital appreciation is likely to sky rocket to possibly 30 percent on Albania’s entry into the EU.
Albania has been likened to the emerging market of Bulgaria some three or four years ago. European investment is pouring into the region in the millions and the capital city of Tirana is catching the eye of keen investors, especially with EU membership expected in 2014.
Albania holds many surprises. Gone are the days of communism, revealing a country and a people that are embracing a bright future within Europe. Rolling countryside’s, vast and dramatic coastlines and bustling modern cities await to surprise those who visit and visiting is easy with direct flights from the UK. Albania shares the same stunning coastlines as Montenegro and Croatia. Coastal resorts are charming and underdeveloped affairs with potential obvious around every corner.
The capital city of Tirana is where the surprises certainly hold promise. The bustling city centre of Skanderbeg Square is a protected site of great significance. Outside the city limits, Dajti mountain soars skyward, drawing in tourists with its beautiful views and dramatic scenery.
