Land prices up, agency publishes official list

TIRANA, Oct.24 – Tirana, has now a price list for land evaluations. The interest for official price has been high given that the capital has a high number of land owners that have applied for compensation. The Council of Ministers will examine this list drafted by the Ownership Agency and submitted to the Ministry of Justice. Compared to other regions in the country and reflecting a continuous trend the prices for Tirana are much higher. Compared to last year some regions inside Tirana hold the most favorite status which is around ex-Blloku and Pallatet “Agimi”, where prices are 77.523 lek per meter square, with a relative increase of 1371 lek. The lowest values of land in Tirana are those of Lapraka and Kamza, where one meter square is valued at 20 423 lek. This amount has however increase from 2006 when it was 16 479 lek. The same trend has been almost anywhere else in Tirana. For the area around Vasil Shanto, Stadium Dinamo and Garda, the land price is 644 lek/ meter2, when last year it was 45 090 lek. At the heavily populated new urban area of Komuna e Parisit, the price is 31 848 lek. The second area of the capital including Liceu, Rruga e Elbasanit, Mihal Grameno, Sauk and Qyteti Studenti, the land price varies between 37 607 – 71 546 lek. Other areas have Ekspozita, “Myslym Shyri” and “21 Dhjetori” with a price of 26 787 – 42 621 lek; area number 8: Pazari i Ri, Rruga Bardhyl, with 26094 -38 595; and the central square surroundings near the national museum ranging from 26 137 to 42 299 lek. Agricultural land is estimated at minimum 88 lek and maximum 838 lek while land in rural settings varies between 595 and 2578 lek.
